    Well done Nathan, this episode was hilarious! Liked how you kept digging and prying while maintaining your cool.

    Nathan – I liked when you pressed on his income. Other than that you massively failed. Jason’s model is very easy to understand, but it has slightly different lingo. You got hung up on terms, questions, and fear mongering from 2008 to ask Jason any questions that clarify anything. This failure of a podcast is on you. Actually, as it went along it showed that you are just a horrible interviewer. You made so many assumptions “Only way to get IRR of 10-12% is through appreciation”. Not what he said. Simple subtraction and addition. If you gave him two minutes and asked decent questions or simply shut up – he would tell you the simple factors that you were missing.
